Questions owners ask us

The short answers.

Do I really have to file a tax return in Italy if I already pay tax at home?

Yes. Rental income from Italian property is always taxable in Italy first, whatever your home country does. Double-tax treaties then prevent you from paying twice — usually through a credit or exemption at home. We prepare the Italian side and give you the documentation your home accountant needs.

What is cedolare secca and is it better for me?

It is an optional flat tax on residential rent — 21% in most cases, 10% for agreed-rate contracts, 26% from the second short-term property — replacing progressive income tax and registration duties. For nearly all non-resident landlords it is the cheaper option, but it must be elected correctly. That election is part of our standard service.

I rent through Airbnb and they already withhold 21%. Am I done?

No — and this surprises many owners. The platform withholding is an advance payment, not a final tax. You still need an Italian tax return that reconciles what was withheld with what you actually owe. Skipping it is one of the most common and most expensive mistakes we fix.

What is IMU and why did nobody send me a bill?

IMU is the municipal property tax, due twice a year on second homes. Italy does not send bills — owners are expected to calculate and pay it themselves, which is exactly why so many foreign owners discover arrears years later. We calculate it and send you ready-to-pay forms before each deadline.

Can everything really be done remotely?

Yes. Power of attorney for filing is granted with a signed form, documents are exchanged through your secure folder, and payments are made with the F24 forms we prepare. You never need to set foot in an office — though if you are ever at the lake, the coffee is on us.

What happens if the Agenzia delle Entrate writes to me?

Send it to us — or better, add fiscal domiciliation and letters come to us directly. We read it, explain it in one paragraph of plain English, and tell you if anything actually needs doing. Most letters need nothing more than a correct, timely reply.
